Three Keys to Green Carpet Care

While the practice of green cleaning in schools and offices has become fairly common, green carpet care is a lesser-known exercise. This is unfortunate because in many facilities, carpet is the largest surface used on a daily basis, and some carpet-cleaning methods have the potential to negatively impact the environment.

To help facilitate the discussion and bring awareness to the subject, let’s define green carpet care as using systems, products, and procedures to help keep carpets clean and healthy with the least amount of impact on the cleaning worker, building occupants, and the environment.

Green carpet cleaning can be accomplished when the following three key principles are employed.

Building occupant involvement. Green carpet care is a shared responsibility. This means building users must do their part by immediately pointing out stains, spots, and soiled areas of the carpet to cleaning professionals. This is important because stains and spots have a tendency to attract more contaminants, making the carpet unhealthy and stain removal all the more difficult. Attending to a problem area quickly also can mean that less chemical will be necessary to clean it. Whenever less chemical is used in any type of cleaning, it is better for the health of the user and the environment.

Appropriate chemical selection. Similar to other cleaning products, carpet care chemicals have evolved over the years and many green-certified carpet cleaning chemicals exist today. Many of these products can become more effective when a heated carpet extractor is used. In turn, this can mean that less chemical is necessary, again helping to reduce the chemical’s impact on the user and the environment.

The problem with some older or more conventional carpet cleaning chemicals is that they may release high levels of volatile organic compounds—or VOCs—into the air. They also contain a number of ingredients that we now know can cause a variety of health-related problems. For instance, some traditional chemicals have been identified as triggering asthma attacks in children.

When considering a switch from conventional to green carpet cleaning, facility managers and cleaning professionals must be aware that not all green-certified chemicals are alike. Some chemicals may work better in different situations and on certain types of carpet. Trial and error may be called for; however, a chemical solution will invariably be identified that is not only effective but also environmentally preferable.

Proper equipment selection. Along with proven environmentally-preferable cleaning chemicals, portable carpet extractors have advanced over the years and now contribute significantly to making carpet cleaning greener and healthier. Low-moisture technology also can be a crucial component to green carpet cleaning. While climate and other indoor environment conditions can impact drying results, the ultimate goal of low-moisture carpet cleaning is for carpets to dry in about two hours after cleaning. This helps prevent mold and mildew as well as any resoiling that can occur when carpets are left damp for too long. And, of course, blocked-off areas can be opened to foot traffic more quickly with low-moisture cleaning.

However, achieving low-moisture carpet cleaning does not necessarily require the use of extractors that use less water. Instead, some of today’s advanced machines employ a combination of powerful vacuum motors and more effective wands, which apply water or cleaning solution to carpets and extract so quickly that moisture never rests on the carpet. The process is often referred to as atomization and it can help ensure carpets dry quickly, helping to meet the goal of low-moisture carpet cleaning.

Ultimately, these steps can help make the largest-used surface in a facility healthier and greener. With consistent use, they can serve to make the entire facility healthier and greener as well.

How ISSA and CIRI Developed The Clean Standard: K-12

The goal of the ISSA and Cleaning Industry Research Institute (CIRI) Clean Standard: K-12 is to provide schools with a useful tool that will help them objectively measure and monitor the level of cleanliness at their facilities, thereby contributing to the quality of the indoor environment for the benefit of students and staff alike.

The Clean Standard: K-12 is performance-oriented and focused on:

• The levels of cleanliness that can be reasonably achieved
• Recommended monitoring and inspection procedures designed to measure how “clean” a facility is using quantitative measures (i.e., ATP Meters) and traditional methods (i.e., sight, smell, touch)
• How to use these results to evaluate and improve the cleaning processes and products that are critical to maintaining a safe and healthy learning environment for students and staff

The Clean Standard doesn’t specify or favor any particular cleaning process or product. Instead it focuses on achieving the desired level of cleanliness and provides a systematic approach to inspection to ensure “clean” is achieved and maintained.

Setting K-12 School Cleaning Standards

Elementary and high school facilities across the United States pose health risks to students and staff due to the lack of a standardized approach to assessing the effectiveness of their cleaning regimen. A vast majority of facilities judge cleaning by sight, smell and even touch. But this approach is woefully inadequate in this age of MRSA, norovirus and other infectious agents that cannot be detected by the senses alone.

Realizing this serious deficiency, ISSA and the Cleaning Industry Research Institute (CIRI) entered into a joint venture, commissioning an independent body of scientists led by Dr. Richard Shaughnessy, University of Oklahoma – Tulsa, and Dr. Gene Cole, Brigham Young University, Provo, Utah, to perform research intended to provide three deliverables.

The first goal was to identify an objective, quantitative method of measuring cleanliness. After thoroughly reviewing various devices, the researchers concluded that ATP (adenosine triphosphate) meters are a valid, relatively simple, rapid and affordable measure of the level of cleanliness of critical interior surfaces in schools. Just as important, these devices were found to be reliable and consistent in their measurements across geographic and climatic zones.

Secondly, ISSA and CIRI tasked the researchers with producing reasonable range values for measuring levels of cleanliness in schools across three different ATP meters, representing a standardized and quantitative approach to measuring clean. With this step, “cleanliness” was defined based on ATP-RLU (relative light units) values.

Now, ISSA and CIRI will use this information to establish a practical standard and protocol that will empower schools to validate their cleaning regimen, as well as help them more efficiently allocate their limited resources for cleaning and maintenance. This protocol — the Clean Standard: K-12 — is currently under development, but is expected to be finalized by June 2013.

ISSA Releases Value of Clean paper

As the U.S. faces the worst influenza (flu) outbreak in the last 10 years, facility decision makers now have a new, free tool to help them prove not just the value of improved cleaning in protecting building occupant health, but also the financial benefit such steps can produce, according to a press release.

ISSA has released a new Value of Clean paper, which aggregates data from mainstream business, facility management and cleaning industry specific studies, quantifying the positive impact of cleaning on a business' bottom line, the release stated.

One of the key points the paper addresses is the increased productivity achieved in a workplace that takes additional cleaning and hygiene steps to avoid transmission of viruses and other illnesses, and how this can lead to higher business profitability, the release noted.

According to the release, the areas covered in the paper include:

• Work-ticket resolution costs
• Occupant wellness: Absenteeism
• Occupant wellness: Improved productivity
• Image enhancement: Customer satisfaction
• Asset preservation
• Energy savings
• Reducing healthcare-associated infections (HAIs).

"Connecting cleaning to a business' ultimate bottom line is a new approach many facility managers haven't considered, because they frequently view this area of their operations as a cost instead of the profit center it can be," said ISSA Director of Industry Outreach Dianna Steinbach.

"The results we have gathered prove that reducing cleaning budgets, or avoiding requested increases in proper cleaning, can be penny-wise and pound-foolish. In fact, such cut backs usually prove more costly in the long run, a fact many organizations don’t realize," Steinbach added.

Green Trends Not to Be Ignored

Not so many years ago, distributors of commercial cleaning products would only venture to stock a handful of green chemical cleaners, and often, there was little or no demand for these products.

Fast forward to today, and it is an entirely different picture. In a recent survey conducted by ISSA and Sanitary Maintenance magazine, distributors reported that almost one-third of their total sales were green cleaning products, and they covered the gamut of commercial cleaning products—chemical cleaners, powered equipment, paper and plastics, and every other janitorial product.

While this statistic is a wonderful testament to green cleaning gaining traction in the marketplace, the cleaning industry (and green cleaning market in particular) will continue to evolve and take on new characteristics in the near future. Changes to green building certifications, new green cleaning products, purchasers’ demand for transparency, and a greater focus on cleaning for health will all affect the green cleaning marketplace.
